Essential Responsibilities:
- Manage leasing activities to achieve community occupancy and revenue goals by welcoming and qualifying prospects, conducting property tours of single-family homes, processing applications, running credit and background screenings, preparing lease agreements, and ensuring a seamless move-in process.
- Inspect homes before resident move-in to confirm they meet move-in-ready standards, coordinating with the maintenance team to resolve any outstanding issues.
- Stay informed on market trends and competitor conditions that may impact leasing efforts, developing and executing marketing strategies to maintain high occupancy.
- Create and implement marketing initiatives to drive traffic and increase leasing activity, including resident referral programs, employer outreach, digital marketing efforts (Craigslist, Facebook, email campaigns, and other platforms), and community-specific promotions.
- Utilize property management software (OneSite, Yardi, etc.) to track home availability, record leasing activities, manage prospect and resident data, and gather key demographic insights.
- Ensure model homes and community spaces meet company standards by conducting regular inspections, reporting maintenance needs, and staging homes to create an inviting atmosphere for tours.
- Follow up with prospective and current residents through email, phone calls, and personalized communication to enhance engagement, finalize leasing decisions, and encourage renewals.
- Execute lease renewal strategies by preparing renewal packages, proactively contacting residents before lease expiration, and ensuring timely execution of lease extensions.
- Respond promptly and professionally to resident inquiries and concerns, resolving issues efficiently and escalating when necessary to maintain resident satisfaction.
Required Licenses or Certifications:
- Must obtain and maintain any required licenses and/or certifications per state and local regulations.
- A valid driver’s license is required to operate a golf cart or company vehicle within the community.

The hourly range for this position is $15.00 - $18.00
Additional Compensation:
Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.
Corporate Positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.
Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
