About the site:

A'Beckett Street is one of Greystar's flagship Purpose-Built Student Accommodation (PBSA) communities, located in the heart of Melbourne's CBD. A single, high-profile site where you'll have full visibility and influence over how facilities operations run.

About the role:

This is a full-time, permanent role reporting to the Community Manager. It's not a portfolio-level position - it's a site-based Facilities Manager role split roughly 30% hands-on maintenance and 70% strategic: budgeting, CapEx planning, subcontractor management, compliance, and leading your own team. You'll have genuine scope to shape processes from day one.

On-call support is part of the role as part of a rotating roster for emergency situations, alongside standard business hours.

JOB DESCRIPTION

Key responsibilities:

  • Prepare and reforecast facilities budgets, working closely with the Community Manager on CapEx and operational spend

  • Lead the delivery of CapEx projects and major works, ensuring quality, budget and timeline adherence

  • Recruit, train, and manage the performance of your maintenance team

  • Manage subcontractors and vendors, from scoping works to ensuring compliance and value for money

  • Deliver preventative maintenance programs and ensure statutory testing (fire alarms, HVAC, emergency lighting) is complete, recorded and audit-ready

  • Own work orders end-to-end – diagnosing, repairing and closing out defects on time and within budget

  • Oversee the make-ready process for vacant rooms - inspections, contractor scheduling and quality checks

  • Champion WHS and drive a strong safety culture across the community

About you:

You've led facilities or maintenance operations in student accommodation, residential, or hospitality settings, and you're just as confident owning a budget or CapEx plan as you are getting hands-on when needed.

To be successful, you'll bring:

  • Proven facilities/maintenance management experience, ideally in student accommodation, residential or hospitality

  • Strong financial acumen - budgeting, CapEx planning and cost control

  • Demonstrated leadership experience – recruitment, coaching and performance management

  • Solid understanding of WHS, statutory compliance and preventative maintenance systems

  • Trade qualifications (electrical, plumbing, HVAC) highly regarded but not essential

  • A valid driver's licence and ability to obtain a National Criminal History Check and Working with Children Check
