JOB DESCRIPTION SUMMARY

The Development Associate supports the execution of the Company’s development platform by supporting the capitalisation and delivery of existing developments throughout the development cycle. In addition, you will perform financial analyses of development opportunities and prepare appropriate information and documents to facilitate the underwriting and closing of real estate transactions.

Key Role Responsibilities

  • Assists with all aspects of the Development process, from acquisition to planning, development, construction, leasing and asset management, including financial analysis.
  • Supports in monitoring, tracking and reporting on the status of the development budget and programme, working closely with the construction, operations and finance teams and participating in planning and design team meetings.
  • Prepares high quality monthly and quarterly reports and presentations for investors and senior business stakeholders.
  • Supports the technical due diligence underwriting (financial modeling) process.
  • Manages external consultants to progress co-ordinated designs, on programme and within budget.
  • Maintains ongoing communications within the development team, and others affiliated with the project to provide periodic updates on the progress against schedule (programme) and budgets, resolves issues that may compromise the project delivery schedule or costs, and responds quickly and with urgency to questions, concerns, and requests for information.
  • Works closely with operations to finalise operating budgets and relevant development assumptions in financial model, amenity space plans and unit plans.
  • Works closely with Operations and Estates Managers to accept units from construction (including phased handover), ensuring a smooth transition and that all aspects of the project adhere to Company development standards, templates and quality levels.
  • Develops and maintains relationships with local project management firms, construction companies, local authorities as well as related bodies and other key technical stakeholders, and appropriately manages on-going communications related to the technical side of the proposed development projects.
  • Completes various human resources, financial, administrative, and other reports and analysis, and performs other duties as assigned or as necessary.

Knowledge & Qualifications

  • Member or working towards membership of the RICS (desirable).
  • Educated to degree level or equivalent (2:1 and above) in a related business or analytical subject; such as finance, business management, real estate, economics etc.
  • Working knowledge of building regulations, technical building specifications, planning application processes and construction processes for London.
  • Knowledge of multifamily (build to rent), student or related industry developments (desirable).
  • IT literate and fully conversant with all Microsoft packages including PowerPoint (Advanced level) and Excel (Advanced level).

Experience & Skills

  • Development and project management experience on residential/mixed use schemes.
  • Experience or exposure to large scale phased development projects (desirable).
  • Experience of securing planning consent and pre-construction phases of development (desirable).
  • Knowledge of construction contracts (particularly JCT) and experience of managing client actions.
  • Strong written and verbal communication skills; including the ability to effectively analyse, write and present reports, information and recommendations.
  • Good organisation skills and the ability to work effectively under pressure and to deadlines.
  • Excellent interpersonal skills including the ability to establish and maintain positive relationships, communicate with tact and diplomacy, and influence with impact at all levels.
  • Ability to build, lead, manage and motivate project teams in the delivery of significant programmes including supervision and monitoring of works provided by (technical) consultants, negotiate, manage and monitor construction/technical related agreements.
  • Strong numeracy skills; including the ability to manage and maintain accurate cash flow information and to complete financial records, budgets, and other fiscal reporting information.
  • A positive team player, with an adaptable and flexible approach along with ability to work collaboratively to drive results and support the wider team and business objectives.
